Hello, it's another wonderful Saturday in Prescott, Arizona. I'm Gary Edelbrock, and I've been talking with Dan Shaw, and he's got a quick update on HARP loans and "shadow inventory" I thought you might be interested in.

Loans, Shadow Inventory & Puppies???

Good morning everyone and I hope you had a very nice summer. Just a couple quick facts before I get into interesting tidbits, I have HARP loans available for both Fannie Mae and Freddie Mac. I also have no limits on HARP loans. This is a popular loan right now that is helping people in lowering their monthly debt. Many banks have quit offering the Freddie Mac HARP and Wells Fargo will only refi on a HARP if they currently hold your loan regardless of you qualifying. Also, at Castle and Cooke we are fast on these loans so no need to wait 60 days. If you have friends needing the HARP refi, please pass along my number.

Well it seems the market is picking up. Last month showed an increase in building permits which was a first. All of the talk about "Shadow Inventory" has now got people wondering if there ever really was a "Shadow Inventory"? We are seeing increased numbers in lending, but that is primarily driven by the HARP loans which will not last forever. In and around Prescott it seems I have seen more second home property purchases this summer than in the past 2 years. Let's hope this all continues.

So much is going on in the world today, it kinda makes you want to disconnect the tv and just lay on the sofa with your pet! But remember this is an election year and everything comes out as they hound us for money and our votes. Below is a video I found interesting on the economy and our debt. Fiona came to us as a 12 week old English Bulldog. She was the runt of her litter and was picked on by her brothers when we rescued her, but at now 16 weeks old she is running the house!
